Costs & Quotes

How much does a full re-roof cost?

All roofs are different, so we have to take into consideration the type of roof covering you have, the specification you require, whether you would like a dry-ridge or dry-verge system, and whether the property has a traditional roof or any additional features you would like to include. Every roof has a bottom-line cost. We need to ensure that all materials, labour, scaffolding and waste removal are properly covered. Once the essential work has been accounted for, you can then decide whether you would like to add any optional extras. For example, a straightforward, like-for-like roof replacement on a two-bedroom terraced house will normally cost somewhere in the region of £8,000 to £12,000, depending on the size, style and specification of the roof. There may also be additional work required, such as repairs to a chimney stack, lead valley or other roof details. Taking everything into consideration, we always do our very best to provide the highest standard of work at the fairest possible price. You may be able to find a cheaper price from another company or handyman, but we provide a professional service that we can confidently stand behind. Our aim is to ensure that you receive genuine value for money, clear information and a roof that has been completed properly without being led down the garden path.

How much does a roof repair cost?

If part of your roof covering has come away, broken or gone missing, we can normally complete the repair using ladders, depending on the access available. We charge around £150 for a basic repair, which would normally cover replacing one or two missing slates or roof tiles. This covers the time, labour and materials required to complete the job, together with the risks involved in working at height. If more extensive repairs are required, we will discuss this with you and provide a clear estimate before completing any additional work. Where scaffolding is required, we can arrange this on your behalf, provide you with the cost and include it within our estimate for ease.

Do you charge for a quote or site visit?

We do not charge for most quotations. However, there is a charge for a professional roof condition report, which may include a drone survey. Our drone survey and roof condition report service costs £60 + VAT. All photographs taken during the survey will be provided directly to you by WhatsApp and email.

How much do gutter repairs cost?

If you are looking to replace the guttering on your property, the work can usually be completed using ladders. However, scaffolding may sometimes be required where lower roof levels beneath the main roof make access difficult or unsafe. We supply and install new plastic guttering in a range of colours, sizes and styles. We can also remove existing cast-iron guttering and downpipes before installing the new system. Prices will depend on the amount of work required. Replacing a small individual section can cost from around £60, while the cost of a complete new guttering system will be considerably more. We will inspect the property and provide a clear quotation based on the access, materials and work involved.

Trust, Insurance & Guarantees

How do I know I'm getting quality work?

Take a look at the reviews our customers have left on Facebook and Google. We are fully insured and qualified across a wide range of roofing, joinery and building work. With years of experience and a strong, reliable team, we take pride in our work and never cut corners for quick results. We stick to what has been agreed and keep you informed throughout the job.

How can I check you're properly insured?

If you’d like a copy of our insurance documents, simply complete the customer form on our website and ask us to send them over. We’ll be more than happy to provide them.

Do you guarantee your work, and for how long?

All our work comes with a workmanship guarantee. We also offer different warranties and guarantees depending on the type of work being carried out. We don’t simply disappear once the job is complete. We build strong, lasting relationships with our customers, and you can always stay in touch and let us know if any problems arise.

Timescales & What to Expect

How soon can you start after I book?

We aim to attend every job as quickly as possible. Occasionally, unforeseen delays can occur, but we will always do our best to keep you informed and begin your work within a reasonable timeframe. Once we start a job, we are fully committed to it. We avoid taking on more work than we can manage, so you receive our full attention for the duration of your project. We also work closely with a reliable scaffolding company that will do its best to arrange safe access for the work as quickly as possible.

How long does a full re-roof take?

The timescale will vary depending on the size, type and complexity of the roof. We will discuss the expected schedule with you during the quotation process and provide a realistic timeframe for the work. Some roofs can be completed within a matter of days, while larger or more complex projects may take several weeks or months. As an example, we would normally aim to complete a standard slate re-roof on a 2 or 3 bedroom terraced house in Scarborough within two weeks, subject to weather conditions.

Do you need scaffolding, and do you arrange it?

Scaffolding isn’t required for every job. However, when it is needed, we will arrange and manage the entire process for you. We will also provide the full, honest cost before the scaffolding is erected, so there are no unexpected surprises. Leave the stress and hard work to us, we’re happy to take care of everything.

Do I need to be home while you work?

That’s completely up to you. We will always call ahead to let you know when we are coming, giving you time to make any necessary arrangements. We normally ask that dogs and other pets are kept safely indoors or in a secure area while we are working. This helps prevent them from being injured or accidentally getting out onto the street. Although this has never happened, we always take sensible precautions to make sure it stays that way.

Leaks, Repairs & Emergencies

My roof is leaking. What should I do right now?

We recommend taking all practical measures you can from inside the property. When it is raining, place a bucket beneath the leak where possible and lay down old towels or sheets to protect the surrounding surfaces. Plastic sheeting or bags can also be placed over carpets, with a bucket positioned on top, to help prevent heavy soiling and further damage to the flooring or the ceiling below. Please do not attempt to climb onto the roof, as this could be extremely dangerous. If the situation is an emergency, please call us. An emergency call out fee will apply, but this is the safest option, and we can deal with the issue for you.

What counts as a roofing emergency?

An emergency is anything that poses a direct threat to life or could cause serious damage to your property. This may include a major leak that could make the property unsafe or uninhabitable, part of the roof collapsing or appearing likely to collapse, a chimney becoming loose or at risk of falling, or a large hole allowing significant amounts of water into the property that cannot be controlled using reasonable measures. If there is an immediate danger, leave the property and move to a safe location before doing anything else. Call the emergency services on 999 if the roof or chimney is collapsing, likely to fall, or presents a danger to people or surrounding properties. Once everyone is safe, you can contact us for emergency roofing assistance.

Do you do repairs, or only full re-roofs?

Absolutely. We carry out all types of roof repairs, including small repairs where safe access is available from a ladder. If an access tower or full scaffolding is required, this will need to be arranged before the work can go ahead. We will first visit your home or building to assess the problem, complete a risk assessment and plan the safest and most effective way to address the issue.

Can my roof be partly repaired, or does it need replacing?

We will carry out an investigation at your request. This can be completed using a drone survey, or we can access the roof to undertake a more detailed inspection where it is safe to do so. Both options may involve a small charge, which will be explained beforehand. In some cases, we may be able to identify the problem from ground level and provide an accurate quotation for the work required. We will never recommend a full re-roof unless we genuinely believe it is necessary. We will listen to your requirements, provide honest and relevant advice, and can supply a written roof condition report before any work is carried out.

Materials & Roof Lifespan

How long does a roof last?

The expected lifespan will depend on the type of roof and the materials used. A new slate roof installed today should generally last between 60 and 80 years, and potentially much longer when properly maintained, meaning you should not need to replace it again. For a new flat roof, the expected lifespan will depend on the chosen roofing system, but we would expect a minimum of 10 years. This may be affected if the roof is damaged, neglected or altered by others following installation.

How long does a slate roof last?

A new slate roof should last between 60 and 80 years, or potentially longer, when correctly maintained. Leadwork, chimneys and verge details should be inspected annually so that any developing issues can be identified and addressed early.

Should I worry about moss on my roof tiles?

Moss on your roof is not usually a major concern, so there is no need to worry. However, loose moss may fall into the guttering and cause blockages. The gutters can be cleaned regularly, and preventative measures such as gutter brushes can be installed to help reduce the build up. You can also choose to have the roof professionally cleaned if you feel it is necessary.

Is standing water on a flat roof a problem?

It is quite common to see small areas of standing water on a flat roof, particularly on GRP roofing systems. However, we would recommend having it checked to confirm that the roof is draining correctly and there are no defects. If water is not entering the property and the roof covering remains in good condition, the area may simply need to be monitored. If you are concerned about its appearance or the water remains for long periods, the roof’s fall may need adjusting. This can involve substantial work and, in some cases, may require the roof to be partially or fully rebuilt.

Insurance & Storm Damage

Do you offer insurance-backed guarantees, and how long do they take to arrange?

We do not currently offer insurance-backed guarantees. However, our work is covered by a Yeti Roofing workmanship guarantee, with the length and terms depending on the type of work carried out. Full details of the applicable guarantee will be confirmed in writing as part of your quotation and provided following completion of the work and receipt of final payment. We don't disappear after the job is done.

What counts as storm damage for an insurance claim?

You will usually need to have an assessment completed to provide the information required for an insurance claim. We can carry out a roof survey and supply a written report with supporting photographs where appropriate. You may then be able to submit this information to your insurance company for consideration, although acceptance of any claim will remain subject to your insurer’s own terms and assessment.

Regulations

Does roof work need building regulations approval or planning permission?

In some cases, permission or approval may need to be obtained before any work can be arranged or carried out. This will depend on factors such as the property’s location, age, listed status, conservation-area restrictions and the type of work required. It is important to check whether any approvals are needed before scheduling the work.

Choosing a Roofer

How do I find a good roofer in Scarborough?

We would always recommend speaking to people who have recently had roofing work completed and asking for word-of-mouth recommendations. Look at genuine customer reviews on Google and Facebook, check examples of previous work and ask the roofer for references where possible. If you are struggling to find an honest and reliable roofing company, a local advice center or reputable trade organization may also be able to recommend trusted contractors in your area. We strongly recommend Yeti Roofing Limited
